The plan

How I sell your home

From the first walk-through to the closing table, with what happens and when.

  1. Deciding to Sell

Before you list You and me

Why you are selling and when shapes everything that follows - price, preparation, timing. I will show you what the market is doing right now and what you would realistically walk away with.

Know where you are going before you list. A buyer's timeline will not wait for yours.

  2. Agent & Price

    Week one You and me

Choose an agent who knows your market and can show you results. I walk through your home and price it from the sales that actually compete with it - you will see the numbers behind the recommendation, not just the number.

Overpricing is the most expensive mistake in selling. The first two weeks bring the most buyers - a price that misses them rarely recovers.

  3. Prepare to Sell

One to three weeks You, with my team

Curb appeal, small repairs, cleaning and staging - a short, prioritised list of what is worth doing and what is not. Then professional photography and a launch on the MLS, every major portal and my own buyer network.

Fresh paint, bright bulbs and a clear kitchen counter return more than almost any renovation.

  4. Accepting an Offer

When offers arrive You and me

I compare every offer on what matters - price, financing strength, contingencies, timing - and negotiate for the strongest total result, not just the biggest number. Once you accept, the buyer's deposit goes into escrow.

A slightly lower offer with a large deposit and no financing risk is often the better one.

  5. Inspections and Appraisals

About 7 to 14 days after acceptance Buyer's inspector, appraiser, me

The buyer's inspector and the lender's appraiser visit. No home is perfect; I help you judge what is reasonable to fix, respond to repair requests, and keep every deadline on track.

Disclose what you know up front. An issue shared early costs far less than one found at inspection.

  6. Close of Escrow

Typically 30 to 45 days after acceptance Everyone

The buyer's final walk-through, your signatures, the funds transfer and the keys change hands. I stay on top of every last detail so nothing slips at the finish.

Keep homeowner's insurance and utilities running until the day of closing.

Questions

Sellers ask me

How do you decide on a list price?

From the homes that actually compete with yours: recent sales, active listings and the ones that did not sell, adjusted for condition, location and features. You see the whole analysis, not just the number.

How long will it take to sell?

In a balanced market, a well-priced home typically goes under contract within a few weeks, then takes 30 to 45 days to close. I will show you the current local numbers for homes like yours.

Do I need to renovate before selling?

Rarely. Paint, repairs, decluttering and good lighting usually return more than they cost; kitchens and bathrooms usually do not. I will give you a short list of what is worth doing.

What does it cost to sell?

Commission, the title and escrow fees, any repairs you agree to, and prorated taxes. I will give you a net sheet showing what you should walk away with at different prices before you list.

Can I sell while I still live there?

Yes, most sellers do. We will schedule showings around your life, and I will give you a quick checklist to have the house ready in fifteen minutes.
